Ajman attracts buyers who want a new home in the UAE with a lower entry point than its larger neighbours, and most of the interest goes to towers and waterfront communities sold directly by developers. Where foreigners can own
Foreign buyers can own property in Ajman only in the areas that the Ruler of Ajman designates by decree. So before you fall for a view or a floor plan, check that the project sits in an area open to foreign ownership. Your agent can confirm this for each project on your shortlist.
How an off-plan purchase is protected
A developer needs a permit from the Ajman Department of Land and Real Estate Regulation before it can sell off-plan. Buyers' payments go into a project escrow account rather than straight to the developer. Sales in a development project that is not registered with the Department are void, and off-plan sales must also be recorded in the Department's initial real estate register, or they are void too. In practice, ask for proof of the permit and the registration before you reserve a unit.
Fees, currency and ongoing costs
Prices and official fees are quoted in UAE dirhams, the national currency, which is pegged to the US dollar. Buyers pay a sale registration fee and a title deed fee to the Ajman Department of Land and Real Estate Regulation. Once you own, you also pay annual service charges, so include them when you work out what a unit really costs to hold.
Ownership and signing from abroad
A sale transfers ownership only when it is registered with the Ajman Department of Land and Real Estate Regulation, which issues the title deed. If you cannot be in Ajman to sign, you may authorise a representative to sign the sale contract for you, with the approval of the Department. Handover dates and payment plans differ by developer, so compare them in the project details and go through them with your agent before committing.
