Can foreigners buy in Umm Al Quwain?
Yes, but only in certain areas. Foreign ownership is allowed in the zones that the Ruler designates for it, so the first thing to check is whether a given plot or development sits inside one of them. If you are drawn to Siniya Island or a beach or marina residence, ask us to confirm the ownership status of that specific location before you pay a reservation fee.

Currency and costs
Prices and official fees are quoted in UAE dirhams (AED), the national currency, which is pegged to the US dollar. If you earn or hold money in another currency, factor in the exchange rate when you plan each instalment of a payment plan.
How your money is protected off-plan
Developers selling off-plan in Umm Al Quwain must use real estate escrow accounts, under rules set by the emirate's Real Estate Foundation. In practice this means your instalments are meant to go into a controlled account rather than straight to the developer's general funds. Always pay into the account named in your sales documents and never to a personal account.
Registration and title
The Umm Al Quwain Municipality Department keeps the emirate's real estate register and issues title deeds. Before completion, off-plan units are recorded in an interim real estate register created for sales before handover. Ask to see proof that your unit is entered there, and confirm it matches the unit in your contract.
Questions to ask before you reserve
Compare developers on their delivery record, and ask for the handover date and the full payment schedule in writing. Check which zone the development is in, how the escrow account works and what happens if the schedule changes.
